
Glass curtain walls are widely used in the exterior walls of urban buildings due to their beautiful and elegant appearance. However, due to the special nature of its glass material, in order to ensure the service life and safety of glass curtain walls, maintenance of glass curtain walls is also an issue that many homeowners and property owners cannot ignore. So how to maintain a glass curtain wall?
1. Maintenance
(1) According to the degree of ash pollution on the surface area of the curtain wall, it should be cleaned at least once a year, and cleaning materials that are corrosive to the curtain wall materials should not be used.
(2) When cleaning glass curtain walls, it is strictly prohibited to collide with the surface of the curtain wall.
(3) It is strictly prohibited to drill holes and paste other objects on the inner and outer surfaces of the glass curtain wall.
(4) It is strictly prohibited to open the curtain wall and window sashes in adverse weather conditions such as wind and thunderstorms.
(5) Pay attention to keeping the inner surface of the glass curtain wall clean and avoid contact with corrosive substances in the curtain wall materials.
(6) Timely clean the dirt and dust inside the curtain wall and window frames, and tighten the bolts promptly if they are found to be loose.
(7) If it is found that the window sash does not open flexibly, the rubber strip is damaged, or the glass is cracked, relevant management departments and units should be promptly contacted for maintenance.
2. Maintenance
(1) Ensure professional inspection by maintenance personnel.
(2) After the completion and acceptance of the curtain wall project, the curtain wall must be inspected at least once every five years.
(3) Curtain wall projects with pre tension rods or cable structures should undergo a comprehensive pre tension inspection and adjustment 6 months after the completion and acceptance of the project, and then be inspected at least once every 3 years (with an increase in inspection frequency during special periods).
(4) The above two inspection items include overall curtain wall, deformation, dislocation, loosening of unit panels, damage to the main load-bearing components of the curtain wall, connecting components, connecting bolts, reliable connection, corrosion, loosening and damage of glass panels, detachment and cracking of sealant, bubbles, detachment and aging of sealing strips. The key inspection items for unit curtain walls include loosening, detachment, aging of rubber strips between unit panels, flexibility of opening parts, functional impairment or damage of hardware accessories, loosening of installation bolts or screws, effective measures for detachment, smooth drainage system of the curtain wall, and normal operation of the electrical opening system.
(5) After 10 years of use, the structural sealant of different parts of the curtain wall project should be sampled and inspected at least once every 3 years.
(6) After the curtain wall is attacked by strong winds, a comprehensive inspection of the curtain wall should be carried out in a timely manner, and damaged components should be repaired or replaced. The curtain wall project that applies prestress to the tension rod or cable structure should be comprehensively inspected and adjusted.
(7) When earthquakes, fires, and other disasters occur on the curtain wall, professional technicians will conduct a comprehensive inspection of the curtain wall and develop a repair plan based on the degree of damage, and handle it in a timely manner.
